Hunts Grove will be built with quality materials reflecting local settlements. Sustainable materials will be used to maximise additional insulation and energy efficiency.


phasing

Development is due to start at the end of 2007 with the first 500 units being completed by 2011. The balance of the site will be developed in accordance with the interactive phasing plan, with completion due at the end of 2016.

character areas

Based on the local character analysis site factors and land use distribution 4 character areas are identified which have distinctive elements within the overall design framework. The character ares are shown on the interactive map. A design matrix is provided for each of the character areas which provides a comprehensive set of guidelines covering the following aspects:

  • Architectural style
  • External Finishes
  • Details
  • Landscaping (including front garden boundaries)
  • Car Parking
  • In the matrix reference is made to, where appropriate to the Street/Space types, namely:

  • Primary Routes
  • Secondary Routes
  • Lanes
  • Side Street
  • Mews and Courtyard

    village core

    The village core which includes the neighbourhood centre and school will form the heart of the new community. Mixed use elements will help create variety and vitality. The central core will have character similar to large village or small town traditional centres. The core is based around a tree lined boulevard which runs north south across the site linking Hunts Grove wood with Hares Field Lane and the Playing Fields beyond. The boulevard will be a striking feature of the development in terms of linkage connectivity and treatment. Part of the boulevard will be car free. The central section through the neighbourhood centre will have the character of a High Street. At the southern end of the High Street a major square will be created at the intersection of the boulevard of the High Street another square will be created which incorporates a parking and waiting area for the Primary School.

    urban gateway

    This character which lies to the west of the village core is of particular importance to the impressions of the development as the first phase and because it is located on the route into the development from the main entrance on the A38. The proposed approach is to provide a Gateway to the development, which is a coordinated combination of landscape building form and architectural treatment. The Gateway will lead on to primary routes leading to the neighbourhood. These will be a complex evolving sequence of contained sections of streets and contrasting squares and greens. The latter will include retained trees providing strong focal points.

    vale edge

    The upper village lies to the east of the village core and neighbourhood centre forming the eastern and southern edges to the development. Unlike the two other character areas the upper village includes sloping land rising to the north and west. The other critical influence is the potential impact on potential long distance views from the east, which has had a direct influence on proposed building heights, density, building form and landscape treatments.
